The choice of lender for getting the loans approved for a client lies on the real estate agent. The choice of an appropriate lender will determine how smoothly the transaction process will carry on until termination. A new real estate agent therefore must collect some necessary information regarding the credit and income from his clients beforehand. Although it sounds very awkward to ask a client directly about this piece of information but the earliest it is done the better it is. Since, it may happen that you as an agent would be spending time, energy and money in showing them the multiple listings, search a perfect home and even asked them to sign a binding contract but all these efforts if gets turned down because of the client not meeting the credit policy of the bank would be quite disappointing for both the agent as well the client.

By enquiring about few things related to their income you can get a basic idea of the client’s financial strength if somebody is not meeting the pre-requisites he should not be referred to the loan officer from the beginning. A buyer is expected to meet certain guidelines as issued by each banker like the credit score to qualify for a loan. Being a real estate agent you must be current and thorough with the latest guidelines. A client should be taken to the loan officer only when he receives the pre- qualification letter from the bank after ascertaining that he would be qualifying for the proposed loan. Do not fall prey to junior and inferior loan agent sitting lazily in the loan office. Sometimes they do not even bother to check the details and handover the pre-qualification letter just on the words of the buyer. So, be careful in looking for the right officer to get the work go smoothly later.
